Tenant Property Assistant - Contract for 1 year with a possibility of extension - Elizabeth Fry of Greater Vancouver
Reports to: Facilities and Maintenance Manager
Key Duties/Responsibilities:

Maintain occupancy and tenancy of EFry residential housing units in keeping with the Residential Tenancy Act.

Prepare vacant units for occupancy. Conduct or facilitate viewings and move-in inspections. Maintain records of tenant agreements, tenant relations, written communication, and timely collection and submission of rental revenues.

Oversee unit inspections quarterly during probationary periods and at move-in and move outs.

Conduct inspection as needed, income reviews for rent-geared-to-income apartment units in keeping with BC Housing High Income Limits. Provide tenants notification of assessed annual unit rental rate.

Represent EFry with the Residential Tenancy Branch as needed and conduct rental housing operations in keeping with the Residential Tenancy Act regarding tenant management, legal notices, Notice to Vacate, Orders of Possession, and other related activities.

Assist with Tenant Selection and the Eviction process when requested. Ensure the Tenant understands the guidelines in the Tenant Agreement.

Ensure all payments are made on a timely basis; tracks and takes timely and corrective action on arrears and administers collection policies to resolve delinquent situations (including making payment plans with tenants); attend related meetings to discuss and follows-up accordingly.

Provide notice to the tenants of new policies, home maintenance tips and other information that may be required from time to time.

Respond to tenant complaints or concerns as needed and be able to respond in emergency situations. Ensure a safe rental unit and implement all health and safety requirements.

Monitor tenant compliance with policies, procedures, identify and manage issues (e.g. safety issues or problems); provide coaching and information or forward/escalate issues as appropriate.

Prepare and distribute notices to tenants regarding a variety of issues, including fees, payment of utilities and other general notices.

Maintain a working knowledge of applicable legislation, housing agreements, EFry policies and practices.

Performs other related duties as required.
QUALIFICATIONS
Education & Training:
-
Minimum of 3 years previous experience in property management including tenant relations under the Residential Tenancy Act.

Willingness and ability to undertake all functions related to tenanting and building strong relationships with tenants in EFry’s residential housing projects.

Strong team building skills and the ability to work collaboratively to achieve positive outcomes.

Additional Information
This position works in an environment that houses clientele in crisis situations brought about by homelessness, addiction, or mental illnesses. The ability to function independently and frequently under pressure while managing concurrent needs and problems, including managing unpredictable repairs and maintenance requests.
